Program accomplishments

  • Solicitation of prospective sponsors: a. The organization solicits prospective sponsors to join the organization. Prospective sponsors include other businesses and individuals who have invested in or otherwise involved with the affordable housing industry. b. Employees of an affiliate of A member of the organization conduct this activity. c. This activity is conducted via phone and email. d. Approximately 25% of the organization's time is allocated to this activity at this time. However, once the organization receives sponsors, the organization will spend significantly less time undertaking this activity. e. Because the employees conducting this activity are currently employed by an affiliate of A member of the organization, this activity is presently funded by that affiliate. However, the organization intends to hire its own employees in the future, and such employees' compensation will be paid with sponsor dues. Approximately 10% of the organization's expenses will be allocated to this activity. f. This activity furthers the exempt purpose of the organization because the success of the trade association hinges in large part on the number of sponsors that join and fund the organization. Accordingly, soliciting prospective sponsors to join the organization seeks to ensure the success of the trade association and thereby support the business conditions of the workforce and affordable housing industry in Texas.
  • Provision of information: a. The organization provides information to interested parties regarding the status of legislation and the litigation efforts of Texas Workforce Housing Coalition affecting the affordable housing industry in Texas, including but not limited to challenging AMENDMENTS TO Texas Government Code 394 et seq., WHICH AMENDED THE ELIGIBILITY AND AFFORDABILITY REQUIREMENTS BY WHICH TAX EXEMPTIONS UNDER THE STATUTE WERE GRANTED TO INCENTIVIZE THE OWNERSHIP, DEVELOPMENT, AND OPERATION OF AFFORDABLE HOUSING IN TEXAS. b. Employees of an affiliate of A member of the organization conduct this activity. c. This activity is conducted via phone and email, proactively providing information and responding to requests. d. Approximately 25% of the organization's time is allocated to this activity. This will increase as the organization moves past bringing in new sponsors. e. Because the employees conducting this activity are currently employed by an affiliate of A member of the organization, this activity is presently funded by that affiliate. However, the organization intends to hire its own employees in the future, and such employees' compensation will be paid with sponsor dues. Approximately 5% of the organization's expenses will be allocated to this activity. f. This activity furthers the exempt purpose of the organization by promoting both the affordable housing industry in Texas and the importance of the organization's efforts in supporting it. In particular, this activity works to ensure the ongoing engagement of sponsors by keeping the sponsors apprised of the organization's ongoing activities.
  • Collaboration with legal counsel: a. The organization collaborates with legal counsel to (i) implement defenses to AMENDMENTS TO existing legislation in Texas that adversely affects the organization and its prospective sponsors and (ii) strategize regarding legal challenges to legislation AND THE AFFORDABLE HOUSING INDUSTRY in Texas affecting the affordable housing industry. In particular, the organization is ENGAGED IN LITIGATION CHALLENGING AMENDMENTS TO Texas state statutes, including but not limited to Texas Government Code 394, that may adversely affect affordable housing developments. b. Employees of an affiliate of A member of the organization conduct this activity. c. This activity is conducted via phone and email with legal counsel. d. Approximately 40% of the organization's time is allocated to this activity. e. Because the employees conducting this activity are currently employed by an affiliate of A member of the organization, this activity is presently funded by that affiliate. However, the organization intends to hire its own employees in the future, and such employees' compensation will be paid with sponsor dues. Legal counsel fees will also be paid with sponsor dues. Approximately 65% of the organization's expenses will be allocated to this activity. f. This activity furthers the exempt purpose of the organization because it works to improve favorable business conditions for the workforce and affordable housing industry in Texas that were or may be adversely affected by certain Texas statutes.
